Job Summary
Oversees the property maintenance of grounds, building facilities and guest rooms.  Responsible for scheduling and participating in the daily cleaning and upkeep, preventive maintenance, small repair and tasks, special projects, and communicating larger maintenance needs to the General Manager for outsourcing purposes.

Duties and Responsibilities – General

Ensure the best possible lodging experience for each guest, within the framework of operating guidelines.
Follow grooming and appearance guidelines.
Wear a provided maintenance uniform and nametag at all times on property.
Order small maintenance items as needed for repair and work with maintenance personnel to ensure completion of the job.
Complete tasks and assignments on the daily Maintenance checklist.
Complete Maintenance Request Forms within 24 hours.
Complete Preventive Maintenance program on a timely basis.
Respond to maintenance emergencies timely, (on a 24-hour call basis).
Maintain an orderly and clean maintenance office/work area.
Maintain orderly and clean maintenance storerooms.
Complete small, detailed projects and those on a larger scale.
Practice safe working conditions under Occupational Safety and Health Administration guidelines to include Blood borne Pathogens.
Practice safe chemical handling as prescribed in Material Safety and Data Sheets.
Obtain and maintain the pool certification as instructed by the State of North Carolina and Buncombe County.
Perform walk-throughs inspections with the General Manager.
Perform other such duties assigned by Management to meet guest or operational needs.
Be able to quickly respond to emergency situations including checking areas when fire alarms are engaged or getting to water shut-offs in the event of a broken water line.
Clears debris from parking lot, landscaping, and dumpster area daily when porters are not available.
Ensure exterior building and grounds are clean by use of blower and pressure washer.

Paint walls, ceilings, doors and window trim as needed.
Hang wallpaper as needed.
Provide Preventive Maintenance to 2 rooms each day.
Ensure Preventive Maintenance repairs in the following areas:
Lighting;
Electrical circuits and wiring;
Plumbing;
HVAC;
Guest room walls;
Appliances;
Doors and locks;
Furniture;
Carpet (removal of stains) and;
Floor coverings.
Ensure vending machines and common areas are cleaned twice daily when porters are not available.
Skills Needed:

1.       High School Diploma or GED required.

2.      General knowledge of heating, air conditioning, electric and plumbing skills.

3.      Knowledge and ability to use basic work tools and equipment.

4.      Ability to patch holes, clean carpets, and paint walls.

5.      Ability to work well under limited supervision.

6.      Ability to guide maintenance personnel on work duties to ensure completion.

7.      Ability to work well with others.

8.     Strong work ethic.

 

Skill Preferences:

1.       Apartment, building, or lodging maintenance experience.

 

Physical:

1.       Ability to bend at waist and work on knees.

2.      Ability to reach over head.

3.      Ability to stand and walk for long periods of time.

4.      Ability to walk up to five to seven flights of stairs.

5.      Ability to work outside in hot or cold weather.

6.      Ability to lift and carry 50 pounds or more.

7.      Climb ladders for certain projects.
